PHASE 1

The Hotel Boom Era (1990s–2000s)

Heavy vinyl, imported European collections, and the rise of hospitality specification as a commercial discipline

The Malaysian hotel construction boom of the 1990s created the first significant commercial wallcovering market. Five-star and four-star hotel brands entering the Kuala Lumpur and Klang Valley market specified commercial-grade vinyl wallcovering as a standard finish — particularly in corridors, lobbies, and guestrooms.

European collections dominated. Thick embossed vinyl wallcoverings in neutral tones were the specification norm. Curtain fabric was heavy and lined. Carpets — broadloom in wool blends — were standard across all guestrooms.

PHASE 2

The Developer Market and Korean Wallpaper
(2000s–2010s)

Korean wallcovering enters the Malaysian market, developer show units drive specification volume, and SPC flooring begins replacing carpet

The emergence of large-scale Malaysian property developers — and the competitive pressure to produce show units that sold apartments — brought a new specification audience into the market.

Korean wallcovering collections offered a different aesthetic: lighter, more graphic, more varied in texture and surface finish than the European vinyl rolls. Price-competitive and widely available, Korean wallcovering became the dominant specification for developer show units and mid-range hotel refurbishments through the 2000s.

In the same period, SPC rigid core flooring began its displacement of carpet in hotel guestrooms. More durable, easier to maintain, and significantly cheaper to replace at refurbishment, SPC via Floorplace became standard specification in hotel guestrooms across Malaysia by the early 2010s.

TECHNICAL DETAILS

Paste-the-Wall Installation

How paste-the-wall technique reduces installation time and protects adjacent flooring and fabric from paste contamination.

Most non-woven wallcovering uses paste-the-wall installation. Paste is applied to the wall, not to the wallcovering strip. The strip is then positioned and adjusted dry.

This method is faster than paper-backed paste-the-paper technique. It also reduces paste contamination risk to adjacent SPC flooring and curtain fabric — relevant on commercial sites where flooring and curtain tracks may already be installed.

Hotel brands enforce design guidelines that specify FR-rated curtain fabric, minimum wallcovering abrasion ratings, and fire certification requirements for all soft finishes. Developer procurement teams request formal submittal packages with product datasheets, fire certificates, and batch-order documentation.
